Home Buyer's......Two Things You Should Know Before You Start Looking For A Home


There are two things that I wish every buyer knew before they start viewing homes.  Being in real estate for almost 22 years, I see these two mistakes happen by buyers all the time and unfortunately, more often than not, the buyer gets annoyed with our two suggestions and just wants you to show them the home.

Homebuyer Tip #1:                   GET PRE-APPROVED FOR A HOME LOAN

     Getting pre-approved for a home loan is helpful in so many ways. A seller doesn't want to go through the hours of time getting their home ready for a showing if a buyer can't get a loan on it.  It's a waste of time for the seller, the Realtor and the buyer.  So when a Realtor asks you "Are your pre-approved?", it's a legitimate question, don't get upset.  Also, when you are ready to make an offer on a home or have to act quickly because of other buyer activity on a certain home, you will be ready with your pre-approval letter in hand.  Step #1 is getting pre-approved, not looking at homes.

Homebuyer Tip #2: ONCE YOU HIRE A REALTOR, DON'T ASK ANOTHER REALTOR TO SHOW YOU A HOME

     If you know you are going to use a certain Realtor, do not ask another Realtor to show you any homes.  Even if your Realtor is out of town or sick, I repeat, do not ask another Realtor to show you any homes.  The Realtor you want to use to represent you, write up agreements, and work in your best interest will gladly find someone else to fill in for them while they are out.  They would rather do that than have to negotiate commissions with the Realtor that showed you the home.  I hear all the time "I don't want to bother my agent".  Believe me, we want to be bothered.  PLEASE BOTHER US! And if you are trying to get in to see a home, please don't be upset with the agent if they are hesitant because you are working with another agent.  We Realtors hope you understand that we work on commission, so showing you a home that you have no intent of purchasing(through us) is like you going to work and not clocking in and not getting paid for your time.
